Terms of Service

These terms explain Recolm marketplace access, seller responsibilities, listing rules, and the limits of Recolm's role in buyer and seller transactions.

Use of Recolm

By accessing or using Recolm, you agree to these Terms of Service and the policies linked on the site. If you do not agree, do not use Recolm.

Marketplace role

Recolm is a listing marketplace where users can pay to advertise residential, commercial, land, and marketplace listings. Recolm does not act as a real estate broker, escrow provider, lender, title company, legal service, or direct property seller.

Listing fees

Recolm charges a $19.99 listing fee for each submitted listing. Payment allows the user to submit a listing for review and possible publication. Payment does not guarantee approval, placement, views, inquiries, sale, lease, or transfer.

Listing duration

Each paid listing is valid for up to one year after publication. Listings may expire earlier if the property or marketplace item is sold, removed by the seller, taken off the market, rejected, or removed by Recolm for rule or policy reasons. Sellers are responsible for updating or removing listings when availability changes.

Seller responsibility

Sellers are responsible for account activity, listing content, contact information, property details, pricing, availability, authorization to advertise, and communications with interested parties. Sellers must keep listing information accurate and remove or update listings that are no longer current.

Authority to advertise

By submitting a listing, the seller confirms that they are the property owner, licensed agent, authorized representative, or lawful owner of the marketplace item and that they have the legal right to advertise the property or item. Recolm does not verify ownership or listing authorization.

Listing rules

Users may not post fraudulent, misleading, unauthorized, discriminatory, illegal, duplicate, or otherwise prohibited listings. Listings must follow Recolm's Listing Rules and any additional review standards posted by Recolm.

Moderation and removal

Recolm may review, approve, reject, hide, remove, or request changes to listings at its discretion. Recolm may remove listings that appear inaccurate, unauthorized, discriminatory, illegal, unsafe, misleading, duplicate, or inconsistent with marketplace rules.

No transaction guarantee

Recolm does not guarantee listing accuracy, property condition, item condition, ownership, title, availability, financing, inspection results, closing, sale, lease, transfer, or any transaction outcome.

Transactions outside Recolm

All negotiations, inspections, contracts, payments, financing, escrow, title work, closing services, leases, and transfers happen outside Recolm. Users are responsible for their own professional advice and transaction decisions.

Account suspension or removal

Recolm may suspend or remove accounts that violate marketplace rules, submit prohibited listings, misuse the service, create safety concerns, or interfere with the marketplace experience.
