Listing Rules

What you can list

Recolm supports four listing categories. Listings outside these categories may be rejected or removed.

• Residential: homes, condos, townhomes, and other places to live.
• Commercial: offices, retail, industrial, and other business property.
• Land: lots, acreage, and rural property, with or without a street address.
• Marketplace: general goods, equipment, materials, and vehicles.

Vehicles are allowed

Vehicles can be listed in the Marketplace category. Vehicle listings must include the year, make, model, mileage, and an accurate title status (for example clean, salvage, rebuilt, lien, bonded, or no title). Misstating a vehicle's title status or condition is treated as a misleading listing.

Prohibited items and content

The following may not be listed on Recolm in any category. Submissions are screened automatically and reviewed by the Recolm team, and listings that include prohibited items are rejected or removed. If you are unsure whether an item is allowed, do not list it.

• Firearms, ammunition, explosives, and other weapons.
• Illegal drugs, narcotics, and prescription medication.
• Tobacco, vape, and nicotine products.
• Counterfeit, replica, or unauthorized branded goods.
• Stolen property, or anything you do not have the legal right to sell.
• Recalled, hazardous, or unsafe items, including restricted chemicals and pesticides.
• Anything that is illegal to sell or advertise under applicable federal, state, or local law.

Authorized listings only

Sellers must be the property owner, licensed agent, authorized representative, or lawful owner of the marketplace item. Sellers must have the legal right to advertise the property or item.

Land acreage verification

Land and acreage listings may be verified through parcel ID, county records, coordinates, a nearby road or intersection, a landmark, or a legal description when no normal street address exists.

Accurate information

Listing titles, descriptions, prices, locations, photos, availability, and contact information must be accurate to the best of the seller's knowledge. Sellers must update or remove listings that are no longer accurate.

Sold or unavailable listings

Sellers should remove or update listings when the property or marketplace product is sold, unavailable, or no longer on the market.

Listing duration

Each paid listing is valid for up to one year. Listings may be removed after one year if they are not renewed or reposted, and listings may end earlier if sold, removed by the seller, taken off the market, or removed by Recolm for rule or policy reasons.

No fraudulent or misleading listings

Users may not post fraudulent, misleading, deceptive, bait-and-switch, impersonation, fake address, fake photo, or unauthorized listings.

No discriminatory or illegal content

Listings may not include discriminatory, harassing, illegal, unsafe, or abusive content. Residential listings must comply with fair housing laws. Users are responsible for their own compliance with applicable housing, advertising, and transaction requirements.

No duplicate or spam listings

Users may not post duplicate listings, spam listings, keyword stuffing, irrelevant content, or repeated listings designed to manipulate visibility.

No ownership verification or guarantees

Recolm does not verify ownership, title, authorization, property condition, item condition, availability, or listing accuracy. Recolm does not guarantee sale, lease, transfer, buyer interest, or transaction completion.

Removal rights

Recolm may reject, hide, edit, request changes to, or remove listings that violate these rules or create trust, safety, legal, or policy concerns. Repeat or serious violations can lead to account suspension or removal.
